What qualifications do you have as a property managers?
Mr. Octavio M. Rueda, the Managing Director is a seasoned veteran with over 12 years of experience improving the financial conditions and quality of life of community associations. In the course of his management career, Mr. Rueda has obtained the Certified Manager of Community Associations (CMCA) and the Association Management Specialist (AMS) designation from the Community Association Institute. Mr. Rueda also holds a Business Administration Degree and a Master of Science in International Real Estate Degree from FIU.
How long have you been managing properties?
We have been managing community associations since 2008. Since then we have managed communities of all sizes from as small as a 10-unit garden-style community in Sunrise to a 960 Unit mid-rise community in North Miami Beach.
What areas do your service, and do you have a minimum number of units you will manage?
Due to the boutique style of management, we limit our coverage area depending on the size of the community. For example, we manage communities as small as 4 units to as many as 100 units within a 5-mile radius from our Aventura Office (with the exception of communities in N. Bay Harbor) and only larger communities outside of the 5-mile parameter.
How do you handle maintenance issues when they arise?
If resolving the maintenance issue requires the service of a licensed vendor, we have a list of preferred vendors we can recommend or work with the preferred vendors our clients may have. If the maintenance issue is minor, we have a handyman on call when necessary.
Will I have easy access to the management team?
Absolutely. Since we are a small management company you will have direct access to the Managing Director, Octavio Rueda who personally oversees the management of our client’s communities.
What services are included as part of your standard contract?
Our standard services are listed in the Services section above. Given our boutique style of services, we are able to cater our services to our client’s particular needs. We don’t, however, nickel and dime our clients for the little things we do that go above and beyond our management responsibilities.
